Methodology

Current district prices (spring 2026) and year-on-year growth: asking prices of flats according to Valuo.cz. Prague administrative districts and the Central Bohemia detail: a NEXUS data study (Deloitte Real Index, Sreality, Reality Vencovský); prices for the districts Prague 11 to 22 are a qualified estimate. The history for 1993 to 2025 is a model estimate: the price of a region scaled by an aggregate index (Czech Republic / Prague / Central Bohemia). For districts, the final year matches actual year-on-year growth. The years 1993 to 1997 are an expert estimate, as no official statistics existed at the time.
